Monrovia, California (3/12/2025) – After four decades of ownership, Newport Beach-based real estate developer Westar Associates has sold Foothill Park Plaza, a prominent 96,390-square-foot neighborhood shopping center located in Monrovia, California. The center, which has been a staple in the community since its development in 1985, is anchored by Vons and features a variety of well-known businesses including Chase Bank, Wendy’s, Blaze Pizza, Baskin Robbins, and See’s Candies.

Westar Associates, which has owned, leased, and managed the property for the last 40 years through its affiliated companies, chose brokerage representatives Pete Bethea, Rob Ippolito, and Glen Rudy of Newmark to oversee the transaction. The sale attracted multiple offers, with Phillips Edison and Company, Inc., one of the nation’s largest owners and operators of grocery-anchored shopping centers, ultimately selected as the buyer.
